Project Scope
In August 2024, TP Knotweed Solutions was commissioned to conduct an invasive plant species survey at a semi-detached residential property located on Ravenswood Road, Walthamstow, London. The objective was to identify the presence of any invasive plant species and recommend an appropriate course of action to address the findings.
The Challenge
During the inspection, Japanese Knotweed (JK1) was identified in the rear garden of the property. The infestation, though covering a modest area of 0.25 square meters, was categorised as dense immature growth. The proximity of the Knotweed just 6.8 meters from habitable spaces posed a potential risk to the property’s structural integrity and future saleability, especially given its classification as a Schedule 9 invasive species under the Wildlife and Countryside Act 1981. The client needed a clear and effective plan to mitigate the risks.
Our Approach
TP Knotweed Solutions deployed a certified surveyor to perform a thorough visual inspection of the property. Key steps included:
- Identification: Accurate categorisation of the Japanese Knotweed, recording its growth stage and precise location within the property.
- Assessment: Evaluation of the proximity of the infestation to habitable spaces and other potential impact zones.
- Compliance Review: Recommendations aligned with the Wildlife and Countryside Act 1981 and RICS guidance for managing invasive plant species.
The survey revealed no signs of invasive plants on neighbouring properties, ensuring that remediation efforts could focus solely on the subject site.
